Real Estate Transaction
The Colorado "Contract to Buy and Sell Real Estate" form contains a Survey provision indicating three options to satisfy a Survey Requirement of property buyer, lender, or title company. The first option is current Improvement Survey Plat. The Second option is a current Improvement Location Certificate & the third option is a "fill in the Blank" option signifying any known survey product or service that will assist in facilitating the closing of the contract including, but not limited to items such as; setting wood stakes with survey flagging along the boundary of a heavily wooded lot, flagging a building envelope of a vacant lot, providing an Elevation Certificate on a lot adjacent to a body of water or river.
 
Competitive bidding for the lowest price does not necessarily protect the interests of the client, the public or the Professional Land Surveyor. The competency, reputation, education and experience of a given surveyor should be the benchmark when selecting a surveyor.
 
 
 
Boundary Surveys

A major element comprising the practice of land surveying is the ability to locate boundary lines on the earth based on documents such as deeds of plats. This procedure requires three basic steps. The first being to gather & research documents such as deeds for both the subject parcel and all adjoining properties, along with any needed government survey notes and existing plats and maps. The second step involves field locating & collecting information on survey monuments controlling the location of the deed lines defined in the legal description and reconciling said legal description to the survey monuments, then setting or restoring survey monuments on the subject parcel. Drafting a Map or Plat is the third step showing the results of the survey and also showing easements affecting the parcel. There are several types of boundary surveys defined and governed by standard practice and Colorado Revised Statutes (CRS).

Compliance Surveys

These types of survey products are the result of a regulatory agency requiring a survey, certification or verification of a certain condition for a zoning requirement, insurance purposes, or other reasons, usually pertaining to the public welfare. The surveyor relies on the client to provide direction as to the type of survey product necessary to verify compliance in each case, because surveys of the nature fulfill requirements based on rules and regulations which are subject to interpretation & change over time.
