A major element comprising the practice of land surveying is the ability to locate boundary lines on the earth based on documents such as deeds of plats. This procedure requires three basic steps. The first being to gather & research documents such as deeds for both the subject parcel and all adjoining properties, along with any needed government survey notes and existing plats and maps. The second step involves field locating & collecting information on survey monuments controlling the location of the deed lines defined in the legal description and reconciling said legal description to the survey monuments, then setting or restoring survey monuments on the subject parcel. Drafting a Map or Plat is the third step showing the results of the survey and also showing easements affecting the parcel. There are several types of boundary surveys defined and governed by standard practice and Colorado Revised Statutes (CRS).

The Land Survey Plat process will establish the boundary of specific parcel of land from a deeded legal description. It is a detailed study, as by gathering information through observations, measurements in the field, questionnaires, or research of legal instruments, and data analysis to support the reconciling of deeded property boundaries and setting monuments to delineate those boundaries on the earth’s surface along with creating the plat document.
An LSP is a boundary survey which does not show the location of all improvements (structures). It does show visible utilities, easements, and rights of way which and verifies existing property pins or monuments and restores or sets the missing property monuments.
Improvement Survey Plat (ISP) CRS: 38-51-103 (9)
This is the detailed study or inspection, as by gathering information through observations, measurements in the field, questionnaires, or research of legal instruments, and data analysis in the support of reconciling deeded property boundaries and setting monuments to delineate boundaries on the earth’s surface.
An Improvement Survey Plat (ISP) is the paper product a client receives showing the location of all structures, visible utilities, fences, hedges, or walls situated on the described parcel and within five feet of all boundaries of such parcel, any conflicting boundary evidence or visible encroachments, and all easements, underground utilities, and tunnels for which properly recorded evidence is available from the county clerk and recorder, a title insurance company, or other sources as specified on the improvement survey plat.
ALTA/ACSM Land Title Survey
The American Congress on Surveying and Mapping and the National Society of Professional Surveyors, Inc., have worked with American Land Title Association (ALTA) to create this Land Title Survey. It establishes & monuments boundary on the earth similar to an Improvement Survey Plat. The client may add optional additional items to the survey as listed in the ALTA "Table A" Form, which is required to be filled out by the client, for the surveyor. This Land Title Survey (also called an ALTA Survey) is a very comprehensive process usually prepared for commercial property. It adheres to strict accuracy standards to address issues such as positional uncertainty and minimum angle, distance and closure requirements.
The plat product for the ALTA Survey depicts a scale drawing of the boundary lines, easements & rights of way with dimensions and all other elements defined by the required Table A form.
These types of parcels are part of the he Public Land Survey System (PLSS). It is the method used in the Colorado, and other states to survey and identify land parcels, particularly for titles and deeds of rural or undeveloped land. Mining claims are an uncommon and unique form of land ownership which and detailed survey methods to be applied while performing a boundary surveys.
CfedS - Retracement and Original Surveys Federal Authority Surveys
Only Certified Federal Surveyors (CFedS) can perform Retracement and Original Surveys and Federal Authority Surveys. The Certified Federal Surveyor (CFedS) program was developed by the Secretary of the Interior for Bureau of Land Management (BLM) and is currently administered by the BLM in cooperation with the American Congress on Surveying and Mapping. Archibeque Land Consulting currently employs a Professional Land Surveyor who is also a Certified Federal Surveyor.
These types of surveys fall under the he Public Land Survey System (PLSS). It is the method used in the Colorado, and other states to survey and identify land parcels, particularly for titles and deeds of rural or undeveloped land. This system uses Range, township and section and is sometimes referred to as the rectangular survey system. The detailed survey methods to be applied for the PLSS are described in a series of Instructions and Manuals issued by the General Land Office, the latest edition being the "The Manual of Instructions for the Survey of the Public Lands of the United States, 2010".
Generally speaking, boundary lines are drafted inside a larger parcel to indicate the creation of new lot, open space, and right of way Parcels and Lots. Subdivision Regulations are complex and diverse usually requiring a team of professional consultants to navigate a project plan through a county, or municipal government process. Sometimes a Subdivision Plat actually joins two or more parcels in an oxymoronic twist of terms.
Subdivision Plats have many names and uses for example, Minor Subdivision, Exemption Plat, Minor Type B Subdivision, etc. The plat document shows boundary lines, existing easements and new easements created by the subdivision process and all other elements required by local regulations.
Divides or joins parcels of land based on state county or town regulations, as well as, creates condominium air space units in a building, defines General Common Elements and Limited Common Elements appurtenant to the condominium project. This process involves reconciling the parcel boundary on the earth and defining the air space units and common areas three dimensionally and depicting them on a map along with the easements & rights of way.
Establishes & monuments the boundary on the earth showing the location of all structures, visible utilities, fences, hedges, or walls situated on the described parcel, as well as occupation lines of the current owner. This survey product is for the specific purpose of providing an exhibit to graphically show a court items pertinent to a Quiet Title Action and in some cases may not meet the criteria of a boundary survey.
Public Right of Way: Acquisition and Vacation
Includes any type acquisition and vacation of a fee simple ownership of Public Rights of way, such as road, or railroad right of ways, and involves establishing & monumenting the boundary on the earth showing the location of all structures, visible utilities, fences, etc, situated on the described parcel for the specific purpose of providing a survey plat to graphically show the right of way action being taken. Right of way acquisition and vacation is defined by state statue.
Includes any type of easement procurement for private access and /or utilities such as natural gas, electric, waster, fiber optic cable, etc. and involves establishing the boundary on the earth showing the location of all structures, visible all utilities, fences, etc, situated on the described parcel, for the specific purpose of providing a legal description in an exhibit to mathematically & graphically show the limits of an easement. In some cases, it may not meet the criteria of a boundary survey.
Drafting of deed descriptions, easements, or other written descriptions and production of a map, although not a true survey, it can be useful tool for a property owner. It may, or may not show boundary monuments and can be used to calculate or verify acreage and show ownership of record. It can also be used to create new land legal descriptions if necessary.
