Improvement Location Certificate (ILC)

An Improvement Location Certificate (ILC) is used to disclose existing elements pertaining to a parcel of land such as improvements, encroachments, easements and boundary evidence purported to a lesser standard than a land survey. It is the least expensive survey product in the state of Colorado and therefore the most common. The measurements shown on an ILC are the suspected record position of the property lines & may change if a full survey is performed. More extensive surveying may be required to clarify or resolve potential adverse conditions revealed by an ILC.

Improvement Location Certificates are certified by a licensed surveyor usually for the benefit of property buyers, mortgage companies and title insurance companies as stipulated in a real estate contract.

ALTA /Improvement Survey Plat (ISP)

An ALTA / Improvement Survey Plat (ISP) is the “Map” product a client receives showing the location of all structures, visible utilities, fences, hedges, or walls situated on the described parcel and within five feet of all boundaries of such parcel, any conflicting boundary evidence or visible encroachments, and all easements, underground utilities, and tunnels for which properly recorded evidence is available from the county clerk and recorder, a title insurance company, or other sources as specified on the improvement survey plat.

It is the detailed study or inspection, as by gathering information through observations, measurements in the field, questionnaires, or research of legal instruments, and data analysis to support the reconciling of deeded property boundaries and setting monuments to delineate those boundaries on the earth’s surface.

Land Survey Plat (LSP)

Land Survey Plat is a survey to establish the boundaries of a parcel using its legal description which involves finding or setting property corners. A map or plat is then drafted from the field work to provide a representation of the parcel surveyed, an explanation of how the property corners were established, and an illustration of all encroachments and conflicting boundary evidence.

Land Survey Plats are typically performed to obtain building permits, to resolve property disputes, and for building fences. Easements may also be located, if requested, with this type of survey. It may also be coupled with a topographic and easement survey to achieve a more comprehensive picture of the property.
